The Charleston peninsula is formed by the meeting of the Cooper and Ashley Rivers as they open into the harbor – a narrow strip of high ground that has shaped the city’s development for more than three centuries. Its geography defines everything: street patterns, flood zones, density, and ultimately property value.

The southern half of the peninsula contains the oldest fabric of the city – South of Broad, the French Quarter, and Harleston Village – where 18th- and early 19th-century masonry and Charleston Single houses sit on compact lots laid out before automobiles were imagined.

Moving north, the city transitions through Ansonborough and Radcliffeborough into the Upper Peninsula, where 19th-century expansion gives way to early 20th-century neighborhoods like Hampton Park Terrace, Wagener Terrace, and North Central. Here, lot sizes widen, architectural styles shift to Foursquares and Craftsman homes, and pricing adjusts accordingly.
